Why would you take advantage of a pre-sale?

Historically, purchasing a vacation home at pre-sale means you take advantage of the lowest possible price. Our builders have numerous price increases over the resort build out, thus you realize significant appreciation many times before you take delivery of your property. Sometimes builders will raise prices each month.

Buying at pre-sale and taking delivery 6-12 months later gives you the opportunity to get your home fully booked before you take delivery. You bypass the normal 1-3 months it takes to get your home generating revenue, thus you have less up front set up and running cost.

Case study: A very successful resort builder opened up a new community that featured vacation homes up to 8 bedrooms with a pool. The started in the $400,000 range. By the end of the year the same home new pricing was in the $500,000 range. Savvy investors that bought at pre-sale were able to flip their properties for a very nice profit, upon delivery.(While there is no guarantee of this kind of appreciation, most agree that getting in at pre-sale gives you the best opportunity to realize the appreciation of a new community.)
