Florida Real Estate Investment Guide

----------------------------------------------------------------------------------------------------------------------

IF YOUR PLANS INCLUDE INVESTING IN FLORIDA REAL ESTATE, WE’VE COLLECTED SOME LINKS ON THIS PAGE TO HELP YOU.

Here are some helpful FAQs with some no BS answers! We want you to get it right the first time!

  • Why buy Florida property?

The short answer is, if it fits in with your current investment plans and objectives, Florida is a great place to buy. There are a few brief notes on this page: Florida Real Estate Investment Pros & Cons.  We can only cover a few of the basics on a website such as this, so please contact us for a more specific discussion about whether its right for you and your investment aims.

  • What type of property should I buy?

You have a very wide choice, especially in the current buyer’s market. We’ve covered the range of things to think about in several different pages: –

Questions Before You Start,

Investment Options,

Types of Property,

Types of Estate.

  • When: is now the right time to buy?

The current buyer’s market is a good time to buy because you have many alternatives to choose from – but it only makes sense if Florida property matches your investment goals and your overall objectives as noted above. Make sure you understand the effort required by different types of investment – see Buying to Letand Managing a Vacation Home.

  • Where are the best places to buy?

Most UK buyers gravitate to the Central Florida / Orlando area, due to the wide choice of properties and the ability to short-term rent. Gulf Coast locations are also very popular, but note that ownership costs (e.g. insurance) can be very much higher there and rental restrictions are tighter. South Florida currently has a glut of unsold homes and may be the most risky (or the biggest opportunity!) right now. Try this page Orlando Real Estate Research for suggestions on how to get more information.

  • Who do I need help from?

If you’re up to speed on the Florida real estate market and you know what’s required in buying a property (see Florida Property Buying Process), then you don’t need any help at all – but do use For Sale By Owner as a checklist. If you’re not sure whether you need professional help, try Why Use A Realtor?. But if you recognise that Florida does things differently, check out how we have helped previous clients to make successful investment decisions and How We Work and then decide if you would like us to help you find the right property.

And finally, if you take nothing else away from this site, please note the cautionary tale on our Guaranteed Investment page. Of all the pitfalls to avoid, the lure of guaranteed income is perhaps the most ensnaring.

We hope that this site has provided you with at least some of the details you need to reach a decision about investing in Florida real estate. Inevitably, though, we can only deal in generalities here and the size of investment you’re planning deserves advice tailored specifically to your needs and circumstances. So please use the Contact Form to give us a few details and we will be delighted to help.
